RENTAL OF REAL ESTATE ABROAD
The owners of real estate abroad prefer not to engage in renting out housing on their own, but immediately turn to a real estate agency (real estate agency). And in the future, the agency deals with all issues of rental housing.
The contract for the rental of real estate abroad, most often, is concluded for half a year or a year, with the right to terminate the contract 6 months after its signing. The other party must be notified of the intention to terminate the contract one month in advance.
The tenant, when moving into rental housing, must deposit an amount of 6 weeks of rent, usually this money is deposited into the account of the real estate agency or the owner. Upon departure, the deposit amount is refunded, minus the costs of bringing the housing to its original condition, most often the tenant needs to pay only for repainting the walls.
Entering into rental housing, it is necessary to conclude contracts with all suppliers of utilities, communication services, as well as to put a mark in the local municipality, which calculates the amount of local tax.
Naturally, the agency takes a commission for the provision of services, the amount of which, most often, depends on the number of people who will live in a rented apartment. Usually, the agency's commission is 1 month of payment per person. You pay for the apartment to be "secured" for you and removed from the market, that is, this is a guarantee that the agency will no longer offer this property to subsequent applicants.
After you have paid the agency's commission, a check is made for your integrity, as well as the legality of your stay. To do this, you need to provide the agency with documents that confirm the legality of your stay in the country. For students, the document confirming legal stay may be an official letter from the educational institution.
